Want the Real Numbers on Both?

McKinney vs Prosper, TX: Pros, Cons, and Costs

McKinney and Prosper sit side by side in northwest Collin County, and they attract a lot of the same buyers: families relocating for work, people who want newer homes, and anyone who's heard "Prosper ISD" and wants to know if it's worth the price. The two places are very different in scale, though. Prosper is a town of about 49,000 people. McKinney is a city of about 232,000.

The short version: Prosper costs a lot more. Redfin's median sale price there was about $360,000 higher than McKinney's in August 2026, and the total property tax rate is higher too. What you get is a district rated A, bigger homes on average, and a quieter, almost entirely owner occupied town. What a lot of buyers don't realize is that several McKinney neighborhoods are zoned to Prosper ISD, at a fraction of the town's median.

Here's the side by side with sourced numbers and dates, followed by a plain verdict. For McKinney basics, start with my guide to moving to McKinney.

McKinney vs Prosper at a Glance

McKinney Prosper
Population (NCTCOG, Jan 1, 2026) 232,291 49,355
Growth, Jan 2025 to Jan 2026 (NCTCOG) About 2.7% About 7.1%
Median sale price, August 2026 (Redfin) $511,000 $872,500
Median sale price, September 2026 (Redfin) Not yet posted $840,125
Median days on market, August 2026 49 84
Median price per square foot (Redfin) $202 $234
Main school district, TEA 2025 to 2026 McKinney ISD, B (87) Prosper ISD, A
2026 tax rate, city + main ISD + county + college About 1.71% About 1.94%
Median household income (ACS 2020 to 2024) $124,215 $195,281
Owner occupied housing rate (ACS 2020 to 2024) 63.8% 87.9%
Mean commute (ACS 2020 to 2024) 27.8 minutes 29.5 minutes

One data caution: "Prosper" figures depend on whether a source uses town limits or the 75078 ZIP code. The ZIP includes areas outside the town, such as Artesia, which pulls its median lower. I use Redfin's town level numbers here.

1. Home Prices and What You Get

McKinney

Pros: A much lower entry point and a wide range. Redfin's August 2026 median was $511,000, and MLS medians over the 12 months to October 28, 2026 ran from about $326K in Eastridge to $419K in Eldorado Heights. Established communities like Stonebridge Ranch ($597,212, Redfin, August 2026) and newer ones like Painted Tree and Ridgeline fill in the middle. Homes also sold faster, with a 49 day median.

Cons: More variety means more homework. Some McKinney addresses are in other cities or carry PIDs or a MUD, and school districts change from street to street on the west side.

Prosper

Pros: Larger, newer homes. HAR showed an average active listing of about 3,667 square feet in October 2026, with an average price of $981,525 across 534 listings. The Town of Prosper reports a 2025 average home price of $866,650. Communities like Windsong Ranch (Redfin median $964,421 in July 2026) offer big amenity packages, including a crystal lagoon.

Cons: It's expensive, and it's a slow market right now. Redfin's September 2026 median days on market was 101, up 26 days from a year earlier, and its compete score was 18 out of 100, "not very competitive." In August, 54.8% of Prosper homes had a price drop. That's leverage for buyers, but it's also a reminder that resale can take a while if you need to move again.

Browse McKinney homes and Prosper homes, or the luxury homes search if your budget starts near $1 million.

2. Property Taxes

Taxing unit (2026, per $100) McKinney (McKinney ISD) Prosper (Collin County side)
City or town 0.412284 0.505000
School district 1.0664 (McKinney ISD) 1.2011 (Prosper ISD)
Collin County 0.151414 0.151414
Collin College 0.081220 0.081220
Total About 1.71 About 1.94

Prosper also has land in Denton County, where the total uses Denton County's rate instead of Collin County and Collin College, for about 1.89. Part of McKinney ISD's rate depends on the November 3, 2026 tax rate election; if it fails, McKinney's total drops to about 1.68.

What it means in dollars, using only the $140,000 state school homestead exemption:

  • McKinney at $511,000: about $7,252 a year
  • Prosper at $872,500: about $15,234 a year
  • Same $600,000 home: about $8,775 in McKinney with McKinney ISD, $9,395 in McKinney with Prosper ISD, and $9,951 in the Town of Prosper

Prosper offers a town homestead exemption (the county's tax year 2023 summary listed 15%) that would trim the Prosper figures. McKinney's only city homestead exemption is $90,000 for owners 65 and older or disabled. Community Impact also reported that Prosper's average combined water and wastewater bill is expected to rise from $177.70 to $205 a month under rates passed in September 2026. For McKinney's utility rates, see my McKinney cost of living breakdown.

The monthly payment gap

At Freddie Mac's 7.32% average (October 22, 2026) with 20% down, principal and interest on McKinney's $511,000 median is about $2,808 a month, and on Prosper's $872,500 median it's about $4,795. Add property tax and the difference is roughly $2,650 a month before insurance and HOA. That's my math on medians, not a quote, but it shows why the decision usually comes down to whether Prosper ISD is worth that much to you.

3. Schools

McKinney

Pros: All three McKinney ISD high schools earned an A for 2025 to 2026, and 9 of 33 campuses earned an A.

Cons: The district is a B (87), its fifth straight B. It projected about a $6 million shortfall for 2026 to 2027, is closing or repurposing three campuses, and rezoned for this fall. A tax rate election and about $500 million in bonds are on the November 3, 2026 ballot.

Prosper

Pros: Prosper ISD earned an A for 2025 to 2026. It has four high schools, Prosper, Rock Hill, Walnut Grove, and Richland, and more than 34,000 students as of August 2026. Voters approved a $2.7 billion bond in November 2023 to keep up with growth.

Cons: Fast growth has costs. Community Impact reported a projected $42.2 million combined shortfall in the district's 2026 to 2027 budget. Some Prosper addresses, including part of Windsong Ranch, are zoned to Denton ISD, so a Prosper address doesn't guarantee Prosper ISD either.

Prosper ISD with a McKinney address

This is the part that changes the math for a lot of families. Several McKinney neighborhoods are zoned to Prosper ISD:

  • Tucker Hill: $770,000 median for closings from November 2023 to October 2026 (MLS based data), Walnut Grove High on recent listings.
  • Auburn Hills: $685,000 median for closings from December 2023 to August 2026, mostly Prosper ISD, though some McKinney ISD addresses appear.
  • Aster Park: gated new construction with Highland homes from the $580s in October 2026, Prosper ISD per the builder.
  • Northern Westridge: newer sections like the Highlands are Prosper ISD; Westridge overall had a $436,000 MLS median over 12 months through October 2026.

Those homes pay McKinney's city rate with Prosper ISD's school rate, about 1.85 total. Zoning follows the address and attendance zones change, so verify on the schools page and with the district before you write an offer.

4. Commute and Roads

McKinney: US 75 and SH 121 give the south and west sides quick access to Plano, Frisco, and Dallas. On a weekday afternoon in October 2026, Google Maps had Eldorado Heights about 20 minutes to Legacy West and 30 minutes to DFW Airport. McKinney National Airport's new terminal opens November 11, 2026, with Avelo service to Florida and Las Vegas.

Prosper: The town puts downtown Dallas 35 miles away and DFW Airport 32 miles. The Dallas North Tollway runs along the west side, and NTTA's Phase 4A extension from US 380 to FM 428 through Prosper and Celina is scheduled to open in late 2027. US 380 is the main east and west route and carries a lot of traffic. The Census mean commute is 29.5 minutes, about two minutes longer than McKinney's.

5. Lifestyle and Feel

McKinney

Pros: A historic downtown Square, about 80 miles of hike and bike trails and nearly 3,000 acres of parks per the city, TPC Craig Ranch and the CJ Cup Byron Nelson, and an amphitheater under construction on US 75 that Community Impact reported is expected in 2027. It feels like a city, with a mix of old and new.

Cons: More traffic and density, and about 36% of homes are renter occupied based on the Census owner rate.

Prosper

Pros: Quieter and almost entirely owner occupied (87.9%). The town lists 32 parks totaling 634.3 acres, including the 79.7 acre Frontier Park with dozens of athletic fields. If you want a small town feel with new construction, Prosper delivers it.

Cons: Less to do inside town limits; most dining, shopping, and entertainment means driving to Frisco, McKinney, or Celina. Growth of about 7% in a single year also means constant construction traffic.

Neighborhoods I'd Tour First

In McKinney, I'd see one Prosper ISD neighborhood (Tucker Hill or Auburn Hills) and one McKinney ISD master plan (Stonebridge Ranch or Painted Tree). In Prosper, I'd see Windsong Ranch for amenities, and Star Trail, where Coventry Homes listed base prices of $1,047,990 to $1,330,705, if your budget is above $1 million. Gentle Creek Estates, with a $1,199,000 median across 23 closings from December 2023 to August 2026, is worth a look if you want larger lots. Seeing all four in one day makes the price gap very concrete. My best neighborhoods in McKinney post has 15 McKinney options with prices.

The Verdict: Choose McKinney or Prosper If...

Choose McKinney if:

  • Your budget is under about $700K, or you want more house for the money.
  • You want Prosper ISD without the Town of Prosper's price or tax rate. Start with Tucker Hill, Auburn Hills, Aster Park, and northern Westridge.
  • You want restaurants, a historic downtown, and city amenities close by.
  • You'd like a home that's likely to sell faster if you have to move.

Choose Prosper if:

  • A district rated A across the board is a firm requirement and you want the town's schools and community identity.
  • You want a larger, newer home and your budget starts near $850K or more.
  • A quieter, mostly owner occupied town matters more to you than nearby nightlife.
  • You commute west on the Dallas North Tollway, which gets more useful once the extension opens.

If you're between the two, also look at Celina to the north and the McKinney new construction communities on the city's northwest side.
