McKinney vs Frisco: Which Is Better for You?

McKinney and Frisco are the two names I hear most from people relocating to Collin County, and they're closer than most comparisons. They're about the same size, they sit next to each other along SH 121, and you can live in a McKinney neighborhood that sends your kids to Frisco ISD. So the real question isn't which city is "better." It's which tradeoffs fit your budget, your commute, and how you want to spend a Saturday.

The biggest difference right now is price. Redfin had Frisco's median sale price about $139,000 higher than McKinney's in its latest months. Frisco's school district also carries an A rating while McKinney ISD carries a B. McKinney answers with a real historic downtown, lower prices, and a lot of west side neighborhoods zoned to Frisco ISD anyway.

Below I compare the two city by city, with sourced numbers and dates, then give you a plain "choose this one if" verdict. For background on McKinney itself, see my guide to moving to McKinney.

Redfin's McKinney page still showed August as its latest month when I checked on October 28, 2026, while Frisco showed September. Monthly medians move around, so treat the gap as approximate, not exact.

1. Home Prices and What Your Money Buys

McKinney

Pros: Lower entry point and more range. Redfin's August 2026 median was $511,000. Over the 12 months to October 28, 2026, MLS medians ran from about $326K in Eastridge and $347K in Simpson Crossing to $419K in Eldorado Heights, with established areas like Stonebridge Ranch around $597K (Redfin, August 2026). Homes also sold a bit faster, with a 49 day median.

Cons: The cheapest McKinney addresses often aren't in the City of McKinney. Simpson Crossing is Lowry Crossing and Eastridge is Princeton, and both carry PIDs. Older west side homes can need updates.

Frisco

Pros: Newer housing stock on average and a deep luxury market. Redfin showed a September 2026 median of $649,691 and $230 per square foot. Communities like Starwood (median list about $1.27M on Redfin) and the Fields development around PGA Frisco push the top end well past $1 million.

Cons: You pay for the name. At the medians above, the gap is about $139,000. At 7.32% (Freddie Mac, October 22, 2026) with 20% down, that's roughly $760 more a month in principal and interest alone, by my math. Homes also sat longer, with a 63 day median, so there's room to negotiate.

See current listings for McKinney and Frisco, or the luxury homes search if you're shopping above $1 million.

2. Property Taxes

Rates are close. The total is what you pay on a real house, after exemptions.

Taxing unit (2026, per $100) McKinney (McKinney ISD) Frisco (Collin County side)
City 0.412284 0.425517
School district 1.0664 (McKinney ISD) 1.0194 (Frisco ISD)
Collin County 0.151414 0.151414
Collin College 0.081220 0.081220
Total About 1.71 About 1.68

Frisco's Denton County side drops Collin College and uses Denton County's 0.183394, for a total near 1.63. Frisco also gives a 20% city homestead exemption. McKinney's only city homestead exemption is $90,000 for owners 65 and older or disabled, per Community Impact in June 2025.

Here's what that means on each city's median, using the $140,000 state school homestead exemption, plus Frisco's 20% city exemption:

  • McKinney, $511,000: about $7,252 a year
  • Frisco, $649,691: about $8,919 a year

Two notes. Part of McKinney ISD's rate depends on the November 3, 2026 tax rate election; if it fails, the district rate drops to about 1.0347. And a McKinney home zoned to Frisco ISD pays about 1.66% before exemptions, which is lower than either city's standard stack. More on that below and in McKinney property taxes, PIDs, and MUDs.

The monthly payment, side by side

Prices and tax rates are easier to judge as one monthly number. This uses each city's Redfin median, 20% down, Freddie Mac's 7.32% average from October 22, 2026, the tax estimates above, and the Texas Department of Insurance's 2025 statewide average premium of $3,489 a year. HOA dues aren't included because they vary too much by subdivision.

Monthly cost McKinney at $511,000 Frisco at $649,691
Principal and interest $2,808 $3,570
Property tax $604 $743
Homeowners insurance $291 $291
Total before HOA About $3,703 About $4,604

That's roughly $900 a month, or about $10,800 a year, between the two medians. Insurance will differ by home, and a higher price usually means a higher premium, so the real gap is likely a little wider. My McKinney cost of living breakdown adds utilities, groceries, and gas.

3. Schools

McKinney

Pros: McKinney ISD earned a B (87) for 2025 to 2026, and all three of its high schools, McKinney High, McKinney Boyd, and McKinney North, were rated A. Nine of 33 campuses earned an A.

Cons: It's the district's fifth straight B. The district projected about a $6 million budget shortfall for 2026 to 2027 and is closing or repurposing campuses, which led to new attendance zones for fall 2026. Voters decide a tax rate election and about $500 million in bonds on November 3, 2026.

Frisco

Pros: Frisco ISD earned an A (91) for 2026, its fifth straight A. It serves more than 64,000 students across 12 high schools, so there's a wide set of programs.

Cons: Not every Frisco address is Frisco ISD. Parts of the city are zoned to Prosper, Lewisville, and Little Elm ISDs, each with a different tax rate.

The overlap that changes the math

A big slice of west McKinney is zoned to Frisco ISD. Most of Craig Ranch (Emerson High), the older southern sections of Westridge (Heritage High), and parts of Stonebridge Ranch all have McKinney addresses with Frisco ISD schools. Craig Ranch's MLS median was $508,000 over 12 months through October 2026, and Westridge's was $436,000. That's Frisco ISD at well under Frisco's citywide median. Always verify zoning by address on the schools page and with the district.

4. Commute and Getting Around

McKinney: US 75 runs north and south through the city, and SH 121 (Sam Rayburn Tollway) runs along the south side. The Census mean commute is 27.8 minutes (2020 to 2024). From Eldorado Heights on the west side, Google Maps showed about 20 minutes to Legacy West and 30 minutes to DFW Airport on a weekday afternoon in October 2026. The east and north sides take longer. McKinney National Airport's new commercial terminal opens November 11, 2026, with Avelo flights to Las Vegas, Orlando, Tampa, Fort Myers, and Fort Lauderdale.

Frisco: The Dallas North Tollway and SH 121 both run through Frisco, and Visit Frisco puts Dallas about 27 miles away. The Census mean commute was 28.6 minutes (2019 to 2023 survey). If you work in Plano's Legacy area or along the tollway, Frisco is usually the shorter drive.

Both cities rely on toll roads for the fastest routes. The NTTA TollTag rate is 22 cents a mile since July 2025.

5. Lifestyle, Things to Do, and Character

McKinney

Pros: McKinney's historic downtown Square is the real thing, with older buildings, local restaurants, and events. The city counts about 80 miles of hike and bike trails and nearly 3,000 acres of parks. TPC Craig Ranch hosts the CJ Cup Byron Nelson. A large amphitheater on US 75 is under construction and expected to open in 2027, per Community Impact.

Cons: Less big venue entertainment inside city limits today. A lot of the newest growth is on the north and east sides, farther from SH 121 jobs.

Frisco

Pros: Frisco is built around destinations: The Star (Dallas Cowboys headquarters and the Ford Center), PGA Frisco, home of the PGA of America, and Universal Kids Resort, which opened July 1, 2026. If you want to be close to big events, it's hard to beat.

Cons: More traffic around event days, and fewer older neighborhoods with historic character. The city projects a build out population of about 330,000, so growth isn't done.

6. Growth and What's Coming

McKinney is adding industrial jobs and infrastructure. Community Impact reported more than $1.1 billion in industrial permits since 2020, including a planned LiteOn manufacturing facility. The airport terminal and amphitheater are the big visible changes. North McKinney master plans like Painted Tree, Trinity Falls, and Ridgeline keep adding new construction.

Frisco is still building out its north end, led by Fields around PGA Frisco, which could reach up to 14,000 homes according to the developer's 2023 article. Expect continued luxury product there.

Neighborhoods I'd Tour First

If you only have one weekend, these are the places that make the comparison clearest. Prices are the most recent figures I could source, with dates.

On the McKinney side

  • Craig Ranch: $508,000 MLS median over the 12 months through October 2026, mostly Frisco ISD, minutes from SH 121. This is the most direct "Frisco schools, McKinney price" test.
  • Westridge: $436,000 MLS median over the same window. Older southern sections are Frisco ISD and newer northern sections are Prosper ISD, so tour with a zoning map.
  • Stonebridge Ranch: $597,212 Redfin median for August 2026, mostly McKinney ISD, with pools, lakes, golf, and a new Beach Club expected in 2027.

On the Frisco side

  • Starwood: Redfin showed a median list price around $1.27 million, with listings from $995,000 to $4.2 million.
  • Newman Village: Redfin's median sale was $1.4 million for the three months to September 2026, but on only 5 sales, so it's a rough marker.
  • Fields: The developer's 2023 article said Brookside South homes were expected to average just over $2 million. Ask how infrastructure is funded and what that means for your tax bill.

You'll notice the Frisco list starts where the McKinney list ends. That's the honest picture: at $400K to $600K, McKinney gives you more options, including Frisco ISD ones. Above $1 million, Frisco has more inventory and more new luxury product. For a full list of McKinney options with prices, see my best neighborhoods in McKinney.

The Verdict: Choose McKinney or Frisco If...

Choose McKinney if:

  • You want more house for the money, or a median priced home closer to $500K than $650K.
  • You want Frisco ISD but not Frisco prices. Look at Craig Ranch and southern Westridge.
  • A walkable historic downtown matters to you.
  • You're open to newer north side communities or a below median price point.

Choose Frisco if:

  • A district rated A is a firm requirement and you want it citywide, not address by address.
  • You commute along the Dallas North Tollway or work near Legacy.
  • You want to live near The Star, PGA Frisco, and big event venues.
  • You're shopping luxury new construction and your budget starts above $1 million.

If you're still torn, I'd tour one McKinney neighborhood zoned to Frisco ISD and one Frisco neighborhood at the same price. That comparison usually settles it.

Frequently Asked Questions

Is McKinney cheaper than Frisco?

By TEA district rating, Frisco ISD (A, 91) is ahead of McKinney ISD (B, 87). All three McKinney ISD high schools were rated A. Part of McKinney is zoned to Frisco ISD.

Are property taxes higher in McKinney or Frisco?

The 2026 rates are similar: about 1.71% in McKinney with McKinney ISD and about 1.68% in Frisco on the Collin County side. Frisco's 20% city homestead exemption lowers the actual bill more.
