McKinney vs Allen, TX: Pros, Cons, and Who Should Pick Which

Allen and McKinney share a border along US 75, and a lot of my buyers tour both in the same afternoon. On paper they look similar: median prices within shouting distance of each other, nearly identical tax rates, and the same county. In person they feel different. Allen is smaller, more built out, and organized around one very large high school. McKinney is twice the size, still growing on its north and east sides, and has three high schools and a historic downtown.

The question I ask people is simple: do you want a finished suburb or a growing one? Most of the pros and cons below come back to that.

I've laid out both cities side by side with sourced numbers and dates, then a plain "choose this one if" verdict at the end. If you're new to the area, my guide to moving to McKinney covers the basics first.

McKinney vs Allen at a Glance

McKinney Allen
Population (NCTCOG, Jan 1, 2026) 232,291 109,243
Median sale price, August 2026 (Redfin) $511,000, down 3.5% $530,000, up 3.4%
Median sale price, September 2026 (Redfin) Not yet posted $492,515, down 1.5%
Median days on market (Aug 2026) 49 44
Main school district, TEA 2025 to 2026 McKinney ISD, B (87) Allen ISD, A
Public high schools in main district 3 1 (plus a freshman center)
2026 tax rate, city + main ISD + county + college About 1.71% About 1.75%
Median household income (ACS 2020 to 2024) $124,215 $130,901
Mean commute (ACS 2020 to 2024) 27.8 minutes 28.0 minutes
Owner occupied housing rate 63.8% 69.4%

Monthly medians swing. Allen's median was above McKinney's in August and below McKinney's August figure in September, so I'd call the two cities roughly even on price right now and focus on the neighborhood instead.

1. Home Prices and Housing Stock

McKinney

Pros: More choice at both ends. McKinney has older resale neighborhoods like Eldorado Heights ($419,000 MLS median over the 12 months to October 28, 2026), big master plans like Stonebridge Ranch ($597,212, Redfin, August 2026), and a steady supply of new construction in Painted Tree, Trinity Falls, Ridgeline, and others. If you want a brand new single family home on a regular lot, McKinney has far more of them.

Cons: The newest communities are mostly north of US 380 or east of US 75, which means longer drives to SH 121 jobs. Some of the cheapest McKinney addresses, like Simpson Crossing and Eastridge, are in other cities and carry PIDs. Trinity Falls pays a MUD.

Allen

Pros: Established neighborhoods with mature trees, close to everything. Redfin's August 2026 neighborhood medians included Twin Creeks at $759,633, Watters Crossing at $599,500, Suncreek at $542,500, Lost Creek Ranch at $476,020, Heritage Park at $447,284, and Cottonwood Bend at $444,785. Allen also had a higher owner occupied rate than McKinney in the Census data.

Cons: Fewer large new construction communities. A lot of Allen's new product is infill. At The Avenue, for example, D.R. Horton's base prices ran $494,990 to $588,990 in October 2026 for two and three story homes on lots as small as 0.04 acres with rear entry garages. Great for low maintenance, not for a big backyard.

Browse McKinney homes and Allen homes to compare current inventory, and check townhomes if you want the lowest maintenance option in either city.

2. Property Taxes

Taxing unit (2026, per $100) McKinney (McKinney ISD) Allen (Allen ISD)
City 0.412284 0.4147
School district 1.0664 1.1037
Collin County 0.151414 0.151414
Collin College 0.081220 0.081220
Total About 1.71 About 1.75

On a $530,000 home with only the $140,000 state school homestead exemption applied, my estimate is about $7,577 a year in McKinney and $7,735 in Allen. That's about $13 a month apart, which isn't a reason to pick one city over the other.

A few details that do matter. Allen's city rate went down for 2026, which Community Impact described as the city's 34th straight year of reductions. Allen ISD lowered its rate to 1.1037. Part of McKinney ISD's 1.0664 depends on the November 3, 2026 tax rate election; if that fails, it drops to about 1.0347. The county's exemption summary for tax year 2023 listed a 5% city homestead exemption in Allen, while McKinney's only city homestead exemption is $90,000 for owners 65 and older or disabled, per Community Impact in June 2025. Parts of Allen are also zoned to Lovejoy ISD or Plano ISD, which changes the total.

For every tax setup in McKinney, including PIDs and MUDs, see McKinney property taxes, PIDs, and MUDs.

3. Schools

McKinney

Pros: McKinney ISD's three high schools, McKinney High, McKinney Boyd, and McKinney North, all earned an A for 2025 to 2026. Three campuses means smaller senior classes than Allen's single high school. Nine of 33 campuses earned an A.

Cons: The district as a whole is a B (87), its fifth straight B. It projected about a $6 million shortfall for 2026 to 2027 and is closing or repurposing three campuses, with new attendance zones this fall. Voters decide a tax rate election and about $500 million in bonds on November 3, 2026.

Allen

Pros: Allen ISD earned an A for 2025 to 2026, with 14 of 22 campuses rated A. Allen High School is the district's only high school, so every Allen ISD student ends up on the same campus with the same programs. The school's Eagle Stadium seats 18,000.

Cons: Scale cuts both ways. Allen High had 5,206 students on its main campus in 2024 to 2025, plus 1,674 at the freshman center. District enrollment has fallen every year since 2022, to 20,140 in October 2025, and Community Impact reported a projected $3.8 million shortfall for 2026 to 2027. Seven elementary schools earned a B and one a C.

Where the two overlap

The east side of Craig Ranch, including Spicewood and the townhomes on Van Tuyl Parkway, has a McKinney address and is zoned to Allen ISD and Allen High. Craig Ranch overall had an MLS median of $508,000 over the 12 months through October 2026. If you like Allen ISD but want a McKinney master plan with TPC Craig Ranch, that's the spot. Verify every address on the schools page and with the district.

4. Commute and Location

McKinney: The south and west sides sit on SH 121 and US 75, and the north and east sides take noticeably longer to reach job centers. On a weekday afternoon in October 2026, Google Maps had Eldorado Heights about 20 minutes to Legacy West and 30 minutes to DFW Airport, while Simpson Crossing on the east side was about 34 minutes to Legacy West. McKinney National Airport's new terminal opens November 11, 2026, with Avelo flights to Florida and Las Vegas.

Allen: Allen sits just south of McKinney on US 75, so it starts closer to Dallas, and the Allen Economic Development Corporation puts DFW Airport about 35 minutes away. The Census commute averages are nearly identical, 28.0 minutes in Allen and 27.8 in McKinney, because McKinney's west side offsets its longer north and east side drives.

5. Lifestyle and Things to Do

McKinney

Pros: A real historic downtown Square with local restaurants and events, about 80 miles of hike and bike trails, and nearly 3,000 acres of parks, according to the city. TPC Craig Ranch hosts the CJ Cup Byron Nelson. A large amphitheater on US 75 is under construction and expected in 2027, per Community Impact.

Cons: Big retail is spread out along US 75 and SH 121 rather than concentrated in one spot.

Allen

Pros: Compact and convenient. Watters Creek, Allen Premium Outlets, and the Credit Union of Texas Event Center are all close to US 75. The Allen EDC counts 82 miles of trails. The city is putting about $17 million into a downtown catalyst project at McDermott Drive and Anna Drive, with completion targeted for spring 2028.

Cons: Allen's downtown is still being built up, so it doesn't have the historic square feel McKinney has today. Fewer large open tracts mean fewer new parks and master plans going forward.

6. Growth Outlook

McKinney is still adding homes and jobs. Community Impact reported more than $1.1 billion in industrial permits since 2020, and the airport and amphitheater will change traffic and activity on the east side. That growth brings new schools, new roads, and construction traffic.

Allen is mostly about redevelopment now: the downtown project, planned office and technology park projects tracked by the Allen EDC, and infill housing like The Avenue. If you want a city that looks about the same in ten years, Allen is the safer bet.

Neighborhoods I'd Tour First

The fastest way to decide is to see two or three homes in each city at the same price. These are the neighborhoods I'd start with, using the most recent figures I could source.

In McKinney

  • Eldorado Heights: $419,000 MLS median over the 12 months to October 28, 2026, built 1995 to 2003, McKinney ISD, about 6 minutes to the Sam Rayburn Tollway per Google Maps. A good match for Allen's older neighborhoods at a similar price.
  • Craig Ranch (east side): McKinney address, Allen ISD, and the TPC Craig Ranch setting. Craig Ranch overall had a $508,000 MLS median over 12 months through October 2026.
  • Painted Tree: $620,000 median for closings from November 2023 to October 2026, with newer homes, a 20 acre lake, and no MUD or PID per Bloomfield. This is the kind of new master plan Allen doesn't have much of anymore.

In Allen

  • Twin Creeks: $759,633 Redfin median for August 2026, Allen ISD, one of the city's higher priced established areas.
  • Watters Crossing: $599,500 Redfin median for August 2026, close to Watters Creek shopping.
  • Lost Creek Ranch: $476,020 Redfin median for August 2026. Listings show both Allen ISD and Lovejoy ISD here, so check each address.
  • Heritage Park: $447,284 Redfin median for August 2026, an option near the McKinney price point.

If two homes come out close on price, the tie usually breaks on lot size, age of the house, and which high school you'd rather your kids attend. For more McKinney options, see best neighborhoods in McKinney.

The Verdict: Choose McKinney or Allen If...

Choose McKinney if:

  • You want new construction on a normal sized lot, or a wider range of price points.
  • A historic downtown and lots of parks matter to you.
  • You'd rather your kids attend one of three high schools than one very large one.
  • You want Allen ISD or Frisco ISD with a McKinney master plan, through Craig Ranch.

Choose Allen if:

  • A district rated A is a firm requirement for you.
  • You want an established, mostly built out suburb with mature trees.
  • You like the idea of one big high school with every program on one campus.
  • You want to be a little closer to Dallas on US 75 without paying Plano or Frisco prices.

Also worth a look if neither is quite right: Plano, Fairview, and Lucas border both cities and offer different tradeoffs on lot size and taxes. I compare more options in best suburbs near McKinney.

Frequently Asked Questions

Is Allen more expensive than McKinney?

Roughly even right now. Redfin's August 2026 medians were $530,000 in Allen and $511,000 in McKinney, and Allen's September median fell to $492,515. The neighborhood matters more than the city.

Are Allen schools better than McKinney schools?

By district rating, Allen ISD (A) is ahead of McKinney ISD (B, 87) for 2025 to 2026. All three McKinney ISD high schools earned an A as individual campuses.

Which has lower property taxes, McKinney or Allen?

McKinney, slightly. The 2026 totals are about 1.71% in McKinney with McKinney ISD and about 1.75% in Allen with Allen ISD, before exemptions.

How many high schools does Allen have?

One. Allen High School is Allen ISD's only high school, with a separate freshman center.

Can I get Allen ISD with a McKinney address?

Yes. The east side of Craig Ranch is zoned to Allen ISD. Check each address, because the line runs through the community.

Is Allen or McKinney better for commuting to Dallas?

Allen is a bit closer on US 75. West McKinney near SH 121 is competitive for Plano and Frisco jobs. The Census averages are within a minute of each other.
