Luxury Neighborhoods in McKinney, TX: Where $1M+ Buyers Look

McKinney's luxury market is smaller and more scattered than Frisco's or Southlake's. There's no single "estate side of town." Instead, $1M and up homes cluster in a few established pockets of Stonebridge Ranch, the Lovejoy ISD edge on the southeast side, a handful of Craig Ranch sections, Adriatica, and the top floor plans in new communities like Ridgeline and Painted Tree.

I'm PJ Zaji, a REALTOR and mortgage loan officer with Expand Realty Group, and a member of the Institute for Luxury Home Marketing. When a client tells me they want to spend $1M or more in McKinney, the first conversation is about what they're actually buying: acreage, a golf view, a gated street, a specific school district, or a newer build. Each one points to a different neighborhood.

The price figures below come from closed sale summaries and listings with dates attached. Luxury samples are small, sometimes a dozen sales over two years, so a single big sale can move a median a lot. Use them as a range, then look at the actual comps for the street.

For the city overview, see my guide to moving to McKinney.

2. Serenity

Median: $1,675,000 over 12 closed sales, March 2024 to May 2026.

Best for: Buyers who want Lovejoy ISD, a larger lot, and a McKinney address.

Serenity is the top of the McKinney address market by median. Homes were built 2011 to 2013 on lots of about half an acre to just over 0.7 acres. Historical sales reported HOA dues of $2,150 and $2,650 a year. Schools reported in those sales were Puster Elementary, Sloan Creek and Willow Springs, and Lovejoy High School. Lovejoy ISD's 2026 rate is 1.2373 per $100, higher than McKinney ISD's 1.0664, so price the tax bill carefully. Inventory is thin. Dustin Pitts showed no active listings in October 2026.

3. Stonebridge Ranch: Tanglewood and the Golf Course Sections

Tanglewood median: $950,000 over 20 closed sales, December 2023 to October 2026.

Best for: Buyers who want an established, full amenity master plan with golf, lakes, and city services.

Stonebridge Ranch is about 9,400 homes on more than 5,000 acres in west and central McKinney, with two golf courses, Stonebridge Lake, and a large amenity network, per the Stonebridge Ranch Community Association (SRCA) and HAR. It covers every price range. Its luxury pockets are mostly the golf course and lake sections in the 75072 ZIP code.

Tanglewood homes were built 2002 to 2005. The one active listing in October 2026, 6705 Thorntree Drive, was priced at $1,349,000 for 4,843 square feet. Historical sales list SRCA dues of $953 to $1,053 a year. Stonebridge owners also paid a $1,204 special assessment in September 2025 for the new Beach Club, which broke ground in April 2026 and is expected to open in May 2027.

School note: Historical Tanglewood sales list Wolford or Bennett Elementary, Evans Middle, and McKinney Boyd High. Wolford closed at the end of the 2025 to 2026 school year, so confirm the current zone. See the McKinney Schools Guide.

Village of Eldorado

Backing onto Eldorado Country Club in 75072, Village of Eldorado had a median of $717,500 over 56 sales from November 2023 to September 2026. Most homes are 1980s to 2000s builds. It's a step below $1M, but golf course lots and remodeled homes push toward the top of that range.

4. Adriatica

Price evidence: Villa listings at $935,000 (2020 build, August 2026) and $1,125,000 (2015 build, September 2026); a 2016 villa sold at $1,025,000 in April 2025.

Best for: Buyers who want walkable, lock and leave living with restaurants and a harbor out the door.

Adriatica is a 45 acre Croatian inspired village inside Stonebridge Ranch, developed by Jeff Blackard, with a harbor, bell tower, chapel, shops, and restaurants, per Visit McKinney. It mixes villas, condos, and lofts, so a neighborhood median isn't meaningful. Redfin showed a median of about $1.0M and $347 per square foot for the three months through August 2026, on very few sales. Schools reported in listings are Glenoaks Elementary, Dowell Middle, and McKinney Boyd High. HOA figures conflict between listings ($195 a year on one, $2,303 on another), so get the resale certificate.

5. Mallard Lakes at McKinney

Median: $890,950 over 28 closed sales, November 2023 to September 2026.

Best for: Buyers who want half acre lots and mature trees in west McKinney with McKinney ISD.

Mallard Lakes is in 75072 with homes built 1995 to 2006, several on half an acre or more. Reported schools are Walker Elementary, Faubion Middle, and McKinney Boyd High. The one active listing in October 2026, 4009 Muscovy Drive, was priced at $798,000. HOA status wasn't established on the source page, so confirm it for each home.

6. Craig Ranch

Price evidence: The Pinnacle at Craig Ranch median was $807,500 over 12 sales from November 2023 to September 2025. A 2018 home in Southern Hills at Craig Ranch listed at $999,999 in May 2026.

Best for: Golfers and buyers who want Frisco ISD with a McKinney address and quick SH 121 access.

Craig Ranch is about 2,200 acres in southwest McKinney where Plano, Allen, Frisco, and McKinney meet. TPC Craig Ranch hosts the CJ Cup Byron Nelson, and the Cooper fitness center is on site. Most homes are Frisco ISD, with Allen ISD on the east side. There's no PID or MUD. Overall, Craig Ranch had 157 closed sales in the 12 months to Oct 28, 2026, at a $508K median per NTREIS, so the luxury homes are a small share. Southern Hills listings show HOA dues of $900 twice a year. More on my Craig Ranch page.

7. Tucker Hill

Median: $770,000 over 78 closed sales, November 2023 to October 2026. Active listings in October 2026 ran $645,000 to $999,000.

Best for: Buyers who want front porch, traditional neighborhood design with Prosper ISD.

Tucker Hill in 75071 was built 2007 to 2021 by builders including David Weekley, Darling Homes, and Southern Land, with a clubhouse, pool, town square, and amphitheater. It's Prosper ISD (Reeves Elementary and Walnut Grove High in historical sales). HOA dues were $475 to $520 a quarter. Most homes sell below $1M, but the larger plans get close.

8. New Construction at the Top of the Market

If you want new and $900K or more, these are the McKinney address options with published pricing in October 2026:

  • Ridgeline (McKinney ISD, borders Erwin Park): Grand Homes advertises the $740s to $1.2M; Highland 70 ft lots start in the $960s; Shaddock 70 ft from $859,000. Grand states no PID or MUD.
  • Painted Tree (McKinney ISD): Bloomfield lists $559,990 to $1,032,029, and Drees Woodlands starts at $799,990. Bloomfield states no PID or MUD.
  • Eliana (Prosper ISD): Southgate Homes lists $689,900 to $1,085,763 on Jome.
  • Aster Park (Prosper ISD, gated with private streets): Toll Brothers Select Collection from $699,995, Shaddock from $619,000.
  • Trinity Falls (McKinney ISD, MUD): Drees 60 ft homes from $670,900 with recent specs to about $850,000.

Two cautions. New construction at this price often needs significant option and upgrade spending to match a finished resale, so compare finished price to finished price. And lot premiums on greenbelt or corner lots are rarely on the website. Full builder detail is in New Construction Communities in McKinney.

9. The Lucas and Fairview Edge

A lot of buyers who start in McKinney end up a few minutes south in Lucas or Fairview, where acreage is the norm.

  • Lucas: Median sale price about $1.11M in August 2026 per NTREIS MLS data. Most of the city is zoned for one acre or more, and most homes feed Lovejoy ISD.
  • Fairview: Redfin's August 2026 median was $722,272, up 13.7%, but the sample is small and the mix swings from Heritage Ranch villas to acre estates. Mid October 2026 listings included Tranquility Farms homes at $2,999,999 and $3,250,000 and a Twin Oaks home at $4,499,000. Fairview's 2026 city rate is 0.329001, and with Lovejoy ISD the total is about 1.80 per $100.

Many Fairview homes have McKinney 75069 or Allen mailing addresses, so a "McKinney" search can pull in Fairview listings without telling you. Check the city on the appraisal record.

10. Gated Options

True gated streets are limited in McKinney. Aster Park is gated with private streets per Highland Homes. Heritage Ranch in Fairview is gated but age restricted (see 55+ communities near McKinney). Some broker guides name other McKinney neighborhoods as gated, but even those guides say they haven't verified community wide gating, so I'd confirm in person. You can filter current listings for gated communities and golf course homes.

11. Financing and Carrying Costs at $1M and Up

Jumbo loans

The 2026 baseline conforming loan limit is $832,750, per FHFA. On a $1.1M purchase with 20% down, the $880,000 loan is jumbo. Jumbo programs have their own down payment, reserve, and credit rules, and builder rate promotions often exclude them. Toll Brothers' October 2026 rate offer, for example, applies only to conforming loans up to $832,750.

Property taxes

At about 1.71 per $100 (City of McKinney, McKinney ISD, county, and college for 2026), a $1.2M home carries about $20,500 a year in property tax before exemptions, or roughly $1,710 a month in escrow. In Lovejoy or Prosper ISD areas, it runs higher. The McKinney tax guide has the full rate stack.

HOA dues

Luxury HOAs here range from Stonebridge Ranch's roughly $1,000 a year (plus any village sub HOA) to $2,000 or more in Serenity. Ask for the budget and reserve study, not just the dues.

As both the agent and the loan officer, I can show you the full monthly cost of two homes side by side before you write an offer. Browse luxury homes or all McKinney listings to start.
