1. Victorian Homes: Queen Anne and Folk Victorian
McKinney's historic district is the main reason the city doesn't feel like every other North Texas suburb. A 2024 city survey of more than 6,200 properties in the area identified 3,338 historic resources, including homes, commercial buildings, and other structures.
The Historic Preservation Advisory Board's residential walking tour gives a good sense of what's there. Queen Anne homes are the showpieces: 523 W Hunt was built in 1889 for dry goods merchant Morris Aron and designed by a New York architect, and the tour calls it an excellent example of the style. Look for towers or turrets, wraparound porches, decorative shingles, and asymmetrical rooflines. Folk Victorian homes are simpler versions with spindlework porches and gable trim, like 519 and 520 W Hunt, both built around 1900.
What they cost: 610 N Church St, an 1895 home with 4,746 square feet, was listed at $1,275,000 in April 2026. 401 N Benge, an 1887 Victorian listed on the National Register of Historic Places in 1987, was listed at $740,000 in June 2025 with 2,562 square feet. Both are zoned to McKinney ISD's Caldwell Elementary, Faubion Middle, and McKinney Boyd High.
What to watch: old foundations, original wiring and plumbing, and lead paint. Homes in the city's Historic Overlay District face design review for exterior changes. The Historic Neighborhood Improvement Zone, created in 2007, has a property tax exemption program for qualifying historic homes; ask the City's historic preservation staff whether a specific house qualifies. More in historic downtown McKinney.
2. Craftsman and Bungalow Homes
Craftsman homes show up in two places in McKinney: the original 1910s and 1920s houses near downtown, and new versions built to look old.
In the historic district, the walking tour lists 509 and 521 W Hunt (both around 1920, with 521 showing the battered foundation typical of the style), an Arts and Crafts bungalow at 609 Tucker, and a foursquare bungalow with Tuscan columns at 514 W Hunt from around 1910. Expect low pitched roofs, deep eaves, exposed rafter tails, tapered porch columns, and a front porch you can actually sit on.
New Craftsman homes are concentrated in Tucker Hill, a traditional neighborhood development in northwest McKinney. 7601 Darrow Dr, a 2015 Craftsman with 3,932 square feet and a rear entry three car garage, was pending at $995,000 in July 2026. The listing shows Prosper ISD schools (Reeves Elementary, Bridges Middle, Walnut Grove High) and no MUD or PID. That's a good example of a McKinney address with a non McKinney ISD assignment.
What to watch: in the older homes, the same issues as Victorians. In new Craftsman homes, check the HOA's architectural rules, since they're usually stricter in design focused neighborhoods.
3. Traditional Brick Homes
If you picture a typical McKinney house, this is probably it: a two story or one story home with a brick exterior, composition shingle roof, an arched entry, and a front or side entry garage. Most of what was built in McKinney from the 1990s through the 2010s fits here.
Stonebridge Ranch is the biggest concentration. The community association describes it as more than 5,000 acres with over 9,400 homes and about 36,000 residents, in 70 plus villages. 8601 Wadkins Ct in the Somerset village is a typical example: built in 2005, 3,018 square feet, brick with a composition roof, listed at $669,900 in May 2026, zoned to Eddins Elementary, Dowell Middle, and McKinney Boyd High. Note that McKinney ISD voted in November 2025 to close and repurpose C. T. Eddins Elementary, so that assignment will change.
West McKinney has more of the same. Eldorado Heights, built from 1995 to 2003, had 75 closed sales in the 12 months to October 2026 at a median of $419,000, about $192 per square foot (NTREIS MLS). Details are on my Eldorado Heights page.
What to watch: 20 to 30 year old roofs, HVAC systems, and water heaters, plus foundation movement on North Texas clay soil. Original kitchens and baths from the late 1990s are common, which is where buyers find value. If you want a single level version, see one story homes in McKinney.
4. Mediterranean, Tuscan, and Spanish Homes
Stucco walls, clay or concrete tile roofs, arched windows, wrought iron, and stone accents were popular in higher end Collin County construction in the 2000s, and McKinney has plenty of them, usually in larger homes and gated sections.
Two recent examples: 3505 Greystone Ct in Brookside at Winding Creek, built in 2005, is a 5,488 square foot home with brick and stucco siding and a Spanish tile roof that was pending at $1,550,000 in July 2026, zoned to McKinney ISD. 7912 Texian Trl in The Settlement at Craig Ranch, built in 2007 and described as "classic Mediterranean architecture," was listed at $599,000 in July 2026 with 3,920 square feet. That one is zoned to Frisco ISD's Emerson High, which is typical for Craig Ranch.
What to watch: stucco needs a proper inspection for cracks and moisture intrusion, and tile roofs need a roofer who knows tile. Insurance and replacement costs can differ from a standard shingle roof, so get quotes early. Browse luxury homes, gated communities, or golf course homes, and see luxury neighborhoods in McKinney.
5. Modern Farmhouse
This is the dominant look in McKinney's newest construction: white or light painted brick and siding, black window frames, board and batten accents, metal roof details over porches, and open floor plans inside.
You'll see it all over the north side master plans. 3812 Outpost Trl in Painted Tree East, built in 2023 and listed as Modern Farmhouse with brick, stone, and siding, sold for $825,000 in July 2025 with 3,017 square feet and McKinney ISD schools. Builders at Painted Tree currently list 50 foot lots from $529,990, 60 foot lots from $649,990, and 70 foot lots from $788,888 (Coventry Homes, October 2026).
The style is also showing up on infill lots near downtown. 1301 Lela St in the G W Fox Addition, a 2026 build with cedar and board and batten siding, was listed at $725,000 in June 2026 with 1,636 square feet. That price per square foot tells you how much buyers will pay to be new and close to the square.
What to watch: in new construction, review the builder warranty, ask whether the community has a MUD or PID, and get your own inspection even on a brand new home. See new construction, my new construction communities guide, and up and coming areas in McKinney.
6. Townhomes
McKinney is mostly single family, but townhomes have become a real option for first time buyers, downsizers, and people who want less yard work.
- Westridge Townhomes (D.R. Horton): new construction from $403,990 as of October 2026, zoned to Prosper ISD.
- Hemmingway at Craig Ranch: built around 2006, with 2026 prices around $330K to $370K and HOA dues of about $339 a month. Frisco ISD.
- CastleRock townhomes on Van Tuyl Pkwy, Craig Ranch: new, about $629,000 to $637,000 for 2,299 square feet in October 2026. Allen ISD.
- Trinity Falls: a 2024 townhome at 2504 Red Tailed Hawk Ln went under contract at a $299,000 list price with 1,902 square feet and a listed HOA of $375 a month. McKinney ISD, plus the MUD tax.
What to watch: HOA dues and what they cover (roof, exterior, insurance, yard), any rental restrictions, and shared wall construction. Browse townhomes for sale.
7. New Urbanist and Old World Villages
A couple of McKinney communities were designed around a style of neighborhood, not just a style of house.
Tucker Hill
Tucker Hill was developed as a traditional neighborhood development focused on period architecture: shallow front setbacks, deep front porches, rear entry garages, and homes meant to look like pre World War II houses. Builders in 2017 included David Weekley Homes, Darling Homes, and Southern Land Homebuilding. The neighborhood is known for front porch events and has a community pool, parks, and trails. The listings I checked, from 2017 and 2026, show Prosper ISD schools.
Adriatica Village
Adriatica is a 45 acre mixed use village at Virginia Pkwy and Stonebridge Dr, developed by Jeff Blackard of Blackard Global and modeled after Supetar, a village on the Croatian island of Brač, complete with cobblestone streets, a chapel, and a bell tower. As of a December 2018 Dallas Innovates profile, it had more than 400 residences ranging from apartments to multimillion dollar homes, plus about 60,000 square feet of retail and 144,400 square feet of office space.
What to watch: in design driven communities, the HOA and architectural guidelines are a big part of what you're buying. Read them before you write an offer.
How to Choose the Right Style for You
- Want character and walkability? Victorian or Craftsman in the historic district, or a new build on an infill lot near the square.
- Want the most house for the money? A 1990s or 2000s traditional brick home in Stonebridge Ranch, Eldorado Heights, or similar neighborhoods.
- Want a newer layout without a long drive? Modern farmhouse in Painted Tree or Trinity Falls, keeping MUD and PID costs in mind.
- Want less maintenance? A townhome in Craig Ranch, Westridge, or Trinity Falls.
- Want a neighborhood with a distinct design? Tucker Hill or Adriatica.
Whatever you pick, check the school district by address. As the examples above show, McKinney addresses can be zoned to McKinney, Frisco, Allen, or Prosper ISD. See my best neighborhoods in McKinney and McKinney schools guide.
