The 15 Best Neighborhoods in McKinney
1. Stonebridge Ranch
Median home price: $597,212 (Redfin, August 2026). On October 28, 2026, Redfin showed 33 sales in the past month and a $596,000 median list price.
Best for: Buyers who want a big, established master plan with a long amenity list.
School district: Mostly McKinney ISD, with some sections in Frisco ISD.
HOA: $953 per lot in 2024 per the association's budget; 2026 listings show about $1,053. Many villages add a sub HOA, and owners paid a $1,204 Beach Club special assessment in September 2025.
Stonebridge has about 9,400 homes on 5,000 plus acres, so you'll find 1990s starter homes and $900K customs a few streets apart. There's an aquatic center, tennis, pickleball, lakes, and two golf courses, and the new Beach Club is expected to open in May 2027. I found no MUD or PID. The tradeoff is age, so budget for roofs and HVAC.
2. Craig Ranch
Median home price: $508,000 across 157 closed sales in the 12 months through October 2026 (NTREIS MLS). Redfin showed $557,000 for August 2026.
Best for: SH 121 commuters, golfers, and families who want Frisco ISD with a McKinney address.
School district: Mostly Frisco ISD (Emerson High); the east side is Allen ISD. I found no Craig Ranch listing zoned McKinney ISD.
HOA: About $775 to $1,510 a year for single family sections, plus a seller paid community enhancement fee at closing.
Craig Ranch sits where McKinney, Frisco, Allen, and Plano meet. TPC Craig Ranch hosts the CJ Cup Byron Nelson, but it's a private club, so HOA dues don't cover golf. No MUD or PID. More detail is on my Craig Ranch page.
3. Historic District
Median home price: $718,500 on 12 sales, about $283 per square foot (Redfin, June 2026). Small sample.
Best for: Buyers who want an older house with character within walking distance of the Square.
School district: McKinney ISD.
HOA: I didn't find a districtwide HOA; check each property.
Expect Victorian and early 1900s homes, mature trees, and sidewalks, along with the highest price per square foot on this list and older plumbing and foundations. The city runs a tax exemption program for qualifying homes in its Historic Neighborhood Improvement Zone, roughly bounded by US 75, US 380, Airport Drive, and Industrial Boulevard. Ask about eligibility before you buy.
4. Tucker Hill
Median home price: $770,000 for closings from November 2023 to October 2026 (MLS based neighborhood data).
Best for: Buyers who like front porches and a neighborhood built for walking.
School district: Prosper ISD (Reeves Elementary, Walnut Grove High on recent listings).
HOA: $520 a quarter on a 2026 listing.
Tucker Hill is a traditional neighborhood design community in 75071 built from about 2007 to 2021, with a clubhouse and pool, trails, a dog park, and a small town square. It's the clearest example of the address mismatch: McKinney city services, Prosper ISD schools.
5. Adriatica
Typical price: Villa homes listed at $935,000 (August 2026) and $1,125,000 (September 2026); one sold for $1,025,000 in April 2025. I couldn't find a reliable median.
Best for: Downsizers and lock and leave buyers who want restaurants out the front door.
School district: McKinney ISD (Glenoaks, Dowell, McKinney Boyd on recent listings).
HOA: Listings conflict, so get the resale certificate. Stonebridge Ranch dues likely apply too.
Adriatica is a 45 acre Croatian inspired village inside Stonebridge Ranch, with a harbor, bell tower, chapel, shops, and condos and lofts alongside villas. It's the most walkable spot outside downtown. Watch both luxury homes and townhomes, since units come up both ways.
6. Trinity Falls
Median home price: $555,000 across 336 closed sales in the 12 months through October 2026 (NTREIS MLS). New homes are advertised from the high $300s.
Best for: New construction buyers who want big parks and accept a MUD tax.
School district: McKinney ISD (McKinney North High on recent listings).
HOA: $393 a quarter on 2026 resales.
Trinity Falls covers about 2,000 acres with the 350 acre B.B. Owen Park, about 20 miles of trails, and a 55 plus section. The City of McKinney says it isn't in the city's tax jurisdiction; owners pay McKinney MUD No. 1 or No. 2 instead. MUD 1 was $0.9847 per $100 for 2025, which put the total near 2.32% before exemptions. Run that number first. See my Trinity Falls page.
7. Painted Tree
Median home price: $620,000 across 317 closings from November 2023 to October 2026 (MLS based neighborhood data). Bloomfield's new homes ran $559,990 to $1,032,029 in October 2026.
Best for: Buyers who want a newer home, lots of trails, and no MUD or PID.
School district: McKinney ISD (McKinney Boyd or McKinney North High by section).
HOA: $270 a quarter.
Painted Tree is about 1,100 acres north of US 380 with a 20 acre lake, about 9 miles of nature trails, and two trailhead pools, and the city bought 230 acres of parkland inside it. Bloomfield's page says no MUD and no PID. Several builders compete here, so compare incentives under new construction.
8. Eldorado Heights
Median home price: $419,000 across 75 closings in the 12 months to October 28, 2026, about $192 per square foot (NTREIS MLS).
Best for: Value under the city median with fast SH 121 access.
School district: McKinney ISD; Reuben Johnson Elementary is inside the neighborhood.
HOA: About $350 to $400 a year, with a community pool.
Built from 1995 to 2003, Eldorado Heights runs south of Eldorado Parkway across Lake Forest Drive. On an October 2026 weekday afternoon, Google Maps had it 6 minutes to the Sam Rayburn Tollway and about 20 minutes to Legacy West. No MUD or PID turned up. Condition varies house to house, which is where the value is.
9. Westridge
Median home price: $436,000 across 223 closings in the 12 months through October 2026, homes built 2003 to 2019 (NTREIS MLS).
Best for: West side buyers who want Frisco ISD or Prosper ISD below Frisco prices.
School district: Split. Older southern sections are Frisco ISD; newer northern sections are Prosper ISD.
HOA: About $600 to $1,060 a year on most single family sections.
Westridge is inside McKinney city limits on the far west side, with a golf course and several amenity centers. No MUD or PID turned up, and D.R. Horton is still selling townhomes from about $404K. Two homes a few streets apart can be in different districts, so check every address.
10. Erwin Farms
Median home price: $600,000 across 156 closings from December 2023 to September 2026 (MLS based neighborhood data).
Best for: Buyers who want a bigger lot next to a 212 acre park.
School district: McKinney ISD (McKinney North High per Pulte).
HOA: $264 a quarter from past sales.
About 196 homes on 50, 60, and 80 foot lots, built by Pulte and Wyatt James. There's a pool and splash pad, but the real amenity is Erwin Park and its mountain bike trails. It's a quieter, lower density choice.
11. Ridgeline
Typical price (new): David Weekley $539,990 to $699,919; Highland 50 foot quick move ins $654,850 to $742,660; Grand Homes from the $740s to about $1.2M (builder sites, October 2026).
Best for: New construction with McKinney ISD and trail access.
School district: McKinney ISD (McKinney North High per the builders).
HOA: Listed at $950 plus a year.
Ridgeline is about 132 acres bordering Erwin Park, with a resort style pool, a treehouse, and direct trail access. Grand Homes states there's no PID or MUD. With five builders active, get each one's tax and HOA estimate in writing.
12. Auburn Hills
Median home price: $685,000 across 71 closings from December 2023 to August 2026 (MLS based neighborhood data).
Best for: Families who want Prosper ISD inside McKinney city limits.
School district: Mostly Prosper ISD (Rock Hill High), though some McKinney ISD addresses appear.
HOA: $206 a quarter on a 2026 listing.
Built from about 2016 to 2025, Auburn Hills has a social pool, a junior Olympic lap pool, a splash pad, and nature paths. It's a middle option between Westridge prices and Prosper proper.
13. Aster Park
Typical price (new): Highland 50 foot lots from the $580s; Toll Brothers Select $700,000 to $949,000 (builder pages, October 2026).
Best for: Gated new construction with private streets.
School district: Prosper ISD (Walnut Grove High per Highland).
HOA: Not found. Ask before contract.
Aster Park is a 414 acre gated community with 1,100 plus homesites on the north side of FM 1461, about a mile east of Custer. Highland's page says no MUD or PID. If gated is on your list, also check the gated communities search.
14. Simpson Crossing
Median home price: $346,609 across 82 closings in the 12 months to October 28, 2026, about $154 per square foot, built 2024 to 2025 (NTREIS MLS).
Best for: The lowest entry price on a newer home with McKinney ISD.
School district: McKinney ISD (McKinney North High; verify middle school after 2026 to 2027 rezoning).
HOA: About $58 a month on listing sites.
This Meritage community sits just south of US 380 near Simpson Road. It has a McKinney 75069 address but is in the City of Lowry Crossing. That means a lower city rate (0.160953 for 2026) plus the Simpson Road PID, about $3,430 to $4,610 a year for 2026 to 2027 depending on lot and phase. Add the PID to the payment before comparing.
15. Eastridge
Median home price: $325,990 across 63 closings in the 12 months to October 28, 2026, about $153 per square foot (NTREIS MLS). New homes started around $259K.
Best for: First time buyers who want a new home and a real amenity center.
School district: McKinney ISD (McKinney North High per MLS).
HOA: About $780 a year.
Eastridge is a Green Brick master plan with a McKinney 75071 address inside the City of Princeton (0.472959 for 2026). Improvement Area 4 lots add a PID of about $2,256 to $2,527 a year. You get a pool, fitness center, trails, and a lifestyle director. The drive is the tradeoff: about 36 minutes to Legacy West on an October afternoon.
Why the Address Isn't the Whole Story
- School district. McKinney ISD earned a B (87) for 2025 to 2026, with all three of its high schools rated A. Frisco ISD and Prosper ISD earned an A. Check zoning on the schools page and with the district.
- City. Simpson Crossing is Lowry Crossing, Eastridge is Princeton, and Trinity Falls pays a MUD instead of McKinney city tax.
- Special districts. MUDs and PIDs can add thousands a year and are easy to skim past in disclosures.

McKinney ISD's 1.0664 rate includes a piece that depends on the November 3, 2026 tax rate election; if it fails, the district rate would be about 1.0347. Full breakdown: McKinney property taxes, PIDs, and MUDs.
How I Picked These Neighborhoods
I started with the areas clients ask about most and kept only those with a recent, citable price. I used 12 months of NTREIS MLS closings where I had them, and otherwise Redfin neighborhood data, MLS based neighborhood pages, or builder price sheets, labeled each time. I didn't rank by price or school score, because the right fit for a $350K budget isn't the right fit at $750K. I left out Heritage Ranch, which is actually in Fairview.
